The Foreclosure to REO listing process:

As you may know when the property is in default it is usually transferred to a foreclosure trustee or attorney for the foreclosure and eviction process.  The last step in publication would be the "auction on the courthouse steps."  Since the auction reserve includes all encumbrances against the property as well as attorney fees, usually, but not always, the bidding price is higher than market value.

Should the property not sell at auction it is reverted to the lender's REO Asset Manager, or designee, to be listed on the market usually with a local real estate broker.  To contact all REO Asset Management Offices nationwide, use the Lane Guide.
